Tips for Hiring a Qualified Home Inspector

When you’re ready to buy a new home, your real estate agent will tell you to have the home inspected by a qualified inspector. A home inspector can be as easy-going or as thorough as you want depending on the price and what needs to be inspected. Some buyers may even choose to forego a home inspection to support a quick close, but this is definitely not recommended.

When you’re in the buying process and it’s time to find an inspector, there are a few key things to remember.

What Does the Inspector Actually Inspect?

Because every home inspector is different, you’ll need to ask them exactly what they are there to inspect. You’ll quickly find most inspectors do not look at the roof or the home’s plumbing. This often requires a separate inspection from a company that specializes in these services. However, on occasion, you’ll have an inspector who can advise on roof or plumbing damage.

Be upfront and ask plenty of questions to understand what they look into. In most cases, the more they plan to review with you, the more you’ll need to plan to pay.

The Cost of a Home Inspector

Most home inspections start at $250, but this will of course vary depending on your location and what is included in the inspection. It’s important to remember that a home inspection is a fundamental part of purchasing a property and you can’t skimp on it. If you choose to hire an inspector who does not do a thorough job and you have damage to your home a few months from something that should have been inspected, you’ll have a bit of buyer’s remorse. Hiring the right inspector could mean planning to spend a little extra. Just like spending extra for an SEO consultant like me, paying extra for a home inspection will get you the service you want.

How to Verify A Home Inspector

The best way to know who to hire is to look online. You can check out places like Google My Business, Yelp and/or Facebook to see reviews of a home inspector you’re interested in working with. If they have negative reviews from past customers, be sure to avoid them.

You may additionally want to ask your real estate agent for the best inspection service. Some real estate agents will provide an inspector as part of the entire real estate buying process, but it’s best to ask.
